Project History

The client on this project , in this case a well-known hotel chain,  had ongoing leaks reported in the communal hall ways surrounding the swimming pool area. This issue arose after a recent refurbishment and the buried roof covering was subject to scaffolding and access, which likely caused the aged membrane to split and crack.

After multiple repair attempts over a period of around 12 months, due to the location of the leaks  and disruption to the business it was decided that the best way forward was to fully replace the roof coverings & upgrade the insulation / thermal element as part of the works.

Our Proposal

We proposed to the client a solution which would cause the least disruption to the business, but still offer a fully warrantied system with peace of mind for the client fully backed and supported by our chosen manufacturers. Our proposal included full removal of the existing waterproofing and ballast, back to the underlying metal structural deck, which was in good condition to be left in situ.

A new tapered insulation design to direct the rainwater into the gulley’s and into the internal rainwater pipes along with a robust vapour barrier and Wecryl PMMA system was used. All Complete with a 20 year insurance backed warranty on both materials and labour.

Logistics

This project offered some interesting logistical challenges,  The roof area is completely land locked from ground level and to access we were required to build scaffolding and supply hoists to the main roof , and then back down into the court yard.

This created significantly more work for our site team as before stripping the roof we needed to remove 14 Tonnes of ballast from the roof area. This route was taken for all of the materials and operatives for the duration of the project.

Although this was huge logistical challenge, with the correct lifting equipment the project was still delivered on time. Other logistical challenges included carrying out all of these works whilst both the pool area remained live and all of the surrounding bedrooms were occupied.
